STAND - Standing together for accountable Development in North Oakland
who is stand?
Standing Together for Accountable Neighborhood Development (STAND) is a grassroots coalition of neighborhood groups working together to fight profit motivated, ill-considered, poorly designed developments that are destroying the character of our neighborhoods.

STAND is also a coalition of renters and homeowners, newcomers and decades-long residents. The members of STAND believe the flood of excessive, high-density, condo developments in North Oakland are going to change our neighborhood's identity and diversity by removing affordable and historic residential and commercial buildings.

STAND's Mission Statement
By building coalitions, STAND’s mission is to make Oakland a livable city that will accommodate current and future population growth, encourage economic development, protect the architectural, historic and natural resources, open space and unique characteristics of Oakland’s neighborhoods for current and future generations through land use regulations, zoning, and public policy that utilizes sustainable building practices, includes affordable housing, encourages noteworthy and architecturally significant building design that complements the city’s existing architecture, promotes greater reliance on public transit, and strengthens the city’s public works infrastructure. In the Upper Telegraph Avenue neighborhoods (40th Street to the Berkeley border), STAND’s mission is to retain the existing C-28 zoning (four-story height limit) for residential new construction.

STAND's Goals
STAND's goal is to ensure that the city enacts new zoning that:

1) Establishes a MODERATE increase in density and height. A height limit of 45 ft. will help preserve Temescal's historic character and scale, prevent excessive impacts on traffic, parking, pedestrian safety, noise, air quality, and infrastructure, and reverse the recent spiraling inflation of land costs.

2) Preserves local rental housing by preventing the demolition of residential buildings for the purpose of building larger, market rate condo projects.

3) Preserves historical, neighborhood defining structures.

4) Establishes a requirement for truly affordable housing as a component of new development projects.

5) Allows for the eventual daylighting of Temescal Creek by preventing new buildings from being constructed over the creek culvert..

History of STAND
STAND began as the 51st-Telegraph Gateway Coalition, a Temescal neighborhood group, protesting the excessive building height and density, parking and traffic impacts of a proposed 68-unit mixed-use condominium development on the corner of 51st and Telegraph. As condomania took over North Oakland impacting more neighborhoods than Temescal, the Gateway Coalition was contacted by other neighborhood groups because of their work fighting the 51st-Telegraph development. .
